Information for legal practitioners carrying out conveyancing for Principality customers.

Information

Please give us at least 3 working days’ notice of the completion date when you submit a Certificate of Title (COT). This will allow us to set up the payment of advance funds in time for completion.

If you do not have access to the portal, or need support completing the document, you can contact Smoove for assistance.

You can update the bank details on the Certificate of Title (COT) by emailing panelmanager@hellosmoove.com 

Completion must take place on or before the date the mortgage offer expires. If you need an extension please email completions@principality.co.uk letting us know why the extension is needed and what the estimated completion date is.

If completion will happen within 2 working days of receiving the funds you don’t need to inform us.

If completion is delayed beyond 2 working days of receiving the funds, please send the funds back electronically, regardless of the expiry date of the mortgage offer.

To avoid delays or failed payments please quote the redemption reference number. This can be found on the redemption statement.

Early Repayment Charges (ERC) can be waived if:

  • The amount of borrowing on the new mortgage is the same amount or higher than the old mortgage.
  • The interest rate of the new mortgage is the same as the old mortgage; unless the interest rate on the old mortgage has or will expire within the next 3 months.

If the borrowing is less on the new mortgage, a pro-rata charge will apply.
